The RoleThe Housing Manager is responsible for providing housing, tenancy and property management services to an allocated portfolio of properties within the guidelines of Bridge Housing policy and procedures and the Residential Tenancy Act. This is done whilst providing exceptional client service specific to the needs of low income households and tenants and those in crisis.
Accountabilities include but are not limited toDelivering consistent and quality customer service to internal and external stakeholdersManaging and responding to high levels of tenant queries, complaints and grievancesManaging tenant appeals and tribunal representation to effective resolutionConducting regular property inspections and ensuring that repairs and maintenance issues are reportedReferral of tenants to relevant support providers, as well as other Housing services, such as the tenant advisory boardManaging individual financial targets, including maximising rent income, as well as reducing rental arrears, tenant debt, voids and vacancies, bonds and rechargesAccurately recording all tenant information in tenant management system.Essential RequirementsCertificate IV in Social Housing or Real EstateExperience in tenancy management and driving a customer service culture, particularly with managing a portfolio of complex clientsTechnical knowledge in the conducting of property inspections and process for escalating maintenance issuesKnowledge and experience with using housing management systems, such as HOMES and / or TRIM etc.Knowledge of the Residential Tenancy Act and experience with representation at the NSW Civil and Administrative Tribunal (NCAT)The ability to meet arrears, vacant, void and budgetary KPI'sExperience in managing compliance to policy and procedureTo ensure your success in this role you must possess the followingPositivity and resilienceRelevant tertiary qualifications and / or equivalent work experienceSound understanding of social housing managementExcellent presentation, communication and negotiation skillsStrong organisational and time management skillsExcellent relationship management and stakeholder management skills and ability to build confidence and trustApplications will be assessed as they are received, so please don't hesitate in applying.
