Role Overview As a Strata Manager at SVN, you will be responsible for the day-to-day management of a portfolio of strata properties. This includes liaising with owners, councils of owners, contractors, and other stakeholders to ensure smooth operation and compliance with relevant legislation. You will provide expert guidance, resolve issues, and oversee financial and administrative aspects of strata schemes.
Key Responsibilities Client & Stakeholder Management Act as the primary point of contact for strata owners and council members.
Build and maintain strong relationships with clients, ensuring exceptional service delivery.
Mediate and resolve disputes between owners, tenants, and stakeholders.
Meetings & Compliance Prepare and facilitate Annual General Meetings (AGMs), Extraordinary General Meetings (EGMs), and Council meetings when required.
Draft agendas, minutes, and meeting notices using Meeting Wizard. Administration support provided.
Ensure compliance with strata legislation, by-laws, and regulations.
Provide advice on governance, special resolutions, and by-law enforcement.
Oversee strata scheme budgets, levy issuance, and financial reporting.
Review expenditure and coordinate payments for maintenance and repairs.
Work with external accountants and auditors to ensure financial transparency.
Repairs & Maintenance Coordination Arrange and oversee repairs, maintenance, and contractor work on common property.
Liaise with insurers and brokers to manage claims and policy renewals. Administration support provided.
Conduct site inspections to assess property conditions and compliance when required.
Administrative & Legal Responsibilities Maintain accurate records of all communications, decisions, and scheme documents.
Manage insurance claims, contractor agreements, and service contracts.
Stay updated on strata legislation changes and industry best practices.
About You Prior experience in strata or property management is highly regarded.
Knowledge of strata legislation and compliance requirements beneficial.
Excellent communication and organisational skills.
Ability to multitask, prioritise workloads, and manage competing deadlines.
Problem-solving skills with a proactive and solutions-focused mindset.
Proficient in Microsoft Office and comfortable learning new software – Knowledge of Strata Master software is preferred, but not essential.
A positive attitude and willingness to learn.
