About Tetris Capital Tetris Capital is an independent sponsor, advisor, investor and manager of infrastructure and structured projects. Tetris Capital specialise in long-term concession-based infrastructure, predominately public sectored partnered social and civil infrastructure projects spanning education, health, transport, justice, social and affordable housing, and purpose-built student accommodation.

Together Housing (Queensland) Ltd (the Project Company) has been established to deliver 483 affordable housing dwellings across four sites in Greater Brisbane, as part of the Housing Investment Fund (HIF) program with the Queensland Department of Housing, Local Government, Planning and Public Works (the State). Tetris Capital's role is as investor and asset manager for the Project Company. The Company subcontracts property management services to not-for-profit partner National Affordable Housing (Services Contractor), who has primary responsibility for tenancy management and day-to-day tenant liaison.

Tetris Capital are seeking an Area Manager to join their team and oversee the construction of the HIF affordable housing project. The role is a leadership role, reporting directly to the Project Manager and will be based in the Brisbane CBD and on site as required.

Key responsibilities Conduct regular site walks to monitor general progress and identify any issues requiring attention.Review construction programme and assess actual progress against planned milestones.Coordinate and support Quantity Surveyor site visits for the preparation and verification of progress claims.Organise and facilitate safety audits on a bi-monthly basis, ensuring follow-up on any identified issues.Provide accurate and timely input into monthly project reports, including site status, risks, and key activities.Oversee quality control across all buildings upon delivery, with a strong emphasis on early and ongoing defect identification and resolution throughout construction.Support the project team in managing and resolving site-level disputes relating to programme delays, scope changes, or variations.Prepare and submit daily progress reports, with a focus on clear communication of site activity, risks, and progress.Maintain high standards in reporting and tracking, with proficient use of spreadsheets and other digital tools. As this role involves a remote working component, strong computer skills and attention to detail are essential.Collaborate with the broader project team and attend site as required, with the expectation of frequent travel.Required skills and experience A tertiary qualification in a field related to construction, property development or trade background.Applicants with experience in property management, including (but not limited to) residential, commercial, build-to-rent or student accommodation are encouraged to apply.7 - 10 years' experience as a Site manager, Project Engineer or Project Manager.Ability to interpret and comply with relevant contracts.Interpersonal skills and the ability to build, maintain and influence strong relationships with a range of stakeholders.Proactive and self-motivated, with the ability to manage reporting obligations and meet deadlines.Location, working arrangements and other requirements The employee shall be located in Brisbane CBD, spending time between the sites described above as required.It is expected the role will be full-time through normal business hours.Applicants are required to have full working rights in Australia.Current driver's licence.Satisfactory National Police Check.
