Your role

Join a dynamic and autonomous virtual team to undertake investigative desktop assessments of complex and contentious maintenance matters. You will also be responsible for verifying contractor compliance with maintenance contract requirements, ensuring the effective delivery of works, and upholding high standards of asset management.

Homes NSW is an Agency of the Department of Communities and Justice (DCJ). Our vision is for NSW to be a place where everyone has access to safe and secure housing, and where experiences of homelessness are rare, brief, and non-recurring.

We lead work to deliver more quality social housing to our 262,000 tenants across NSW, empowering our tenants to live fulfilling lives and achieve their potential in inclusive communities with a focus on breaking, rather than managing disadvantage.

We strive for excellence in service delivery and most importantly, Homes NSW puts people at the heart – including our staff. Working for us means you are joining a team where your expertise and skills will be valued.

This role works in the Maintenance Solutions team and is responsible for the seamless service delivery to tenants ensuring that their maintenance concerns are effectively resolved, especially maintenance issues of a complex nature that require additional diagnosis, investigation and co-ordination of resources across Homes NSW to facilitate the required outcome. The role works with a team of staff with skills and expertise in asset maintenance who work in collaboration with the Maintenance Response Centre to deliver on the Maintenance Solutions team’s intent of providing first time solutions to tenant’s that report maintenance issues.

What You’ll Do

As an Asset Performance Officer in the Maintenance Solutions team, you will play a pivotal role in delivering timely, accurate, and effective determinations on complex maintenance matters.

Your responsibilities will encompass a diverse range of tasks, including the appropriate delivery of works and develop action plans to address any work-related issues when necessary. Ensure compliance with Australian Building Codes, Housing Portfolio standards, policies, and contract requirements when assigning work to contractors and conduct timely, accurate desktop reviews according to the program and standards, maintaining thorough records of inspections and required actions.

Building and nurturing positive relationships with contractors will be paramount to facilitating effective inspection and maintenance programs, while also collaboratively resolving any compliance issues that may arise. Additionally, you will be responsible for reporting emerging issues to management and providing recommendations to continually enhance asset program delivery and minimise impacts.

If you're passionate about ensuring the longevity and adequate maintenance of social housing properties while fostering collaborative relationships within the community, this role offers a rewarding opportunity to make a tangible impact in NSW social housing.

What We’re Looking For

  • Sound experience or exposure in building maintenance, construction, or a related field, along with experience in contract administration, including preparing quotations or estimates.
  • Strong knowledge of contract requirements, standards, and policies, with the ability to interpret and apply them effectively.
  • Current working knowledge of Australian Building Codes.
  • Relevant qualification and / or substantial experience in construction building maintenance and / or building construction, along with field inspection experience and the ability to measure performance against standards.
