Looking for an OC portfolio without the after-hours meetings? This one offers a manageable commercial portfolio, 2–3 days WFH and plenty of support.
Our client is an established Owners Corporation business that has been operating for approximately 10 years. They’re looking for an experienced Owners Corporation Manager to join their small, close-knit team.
Managing a commercial portfolio of warehouse and industrial properties, you’ll have plenty of autonomy without being overloaded — plus strong administration and accounts support behind you.
And importantly, there are no after hours meetings.
What’s on offer?
• $110K–$120K + Super
• 2–3 days WFH
• No after hours meetings
• Monday–Friday, 8:30am–5pm
• Manageable portfolio with approximately 50–60 properties
• Predominantly commercial warehouse & industrial portfolio

The Role
You’ll take ownership of an established portfolio of approximately 50–60 properties / 500–600 lots, predominantly made up of smaller to medium-sized commercial schemes.
The portfolio is considered clean and manageable, allowing you to focus on providing a high level of service rather than constantly putting out fires.
Your responsibilities will include:
• Managing a predominantly warehouse and industrial OC portfolio
• Running and preparing for AGMs
• Managing day-to-day OC matters and queries
• Building strong relationships with owners and committees
• Coordinating maintenance and contractors
• Resolving issues across the portfolio
• Managing compliance and relevant documentation
• Working closely with dedicated administration and accounts support
• Maintaining regular communication with the wider support team
• Managing your portfolio autonomously while contributing to the broader team
• Using StrataSphere for portfolio management
About You
Commercial OC experience would be highly regarded, however it isn't essential. If you’re an experienced Owners Corporation Manager coming from a predominantly residential portfolio and are interested in moving into commercial, they’re very open to having the conversation.
You’ll ideally have:
• Previous experience managing an Owners Corporation portfolio
• Commercial OC experience preferred, but residential OC experience absolutely considered
• Strong communication and relationship-building skills
• Excellent problem-solving ability
• Confidence managing a portfolio autonomously
• Strong organisation and time management
• A collaborative, team-focused approach
• The ability to effectively utilise administration and accounts support
