The owners have built something they are proud of. What they want now is one person running it properly, so they can get on with building the next one.
\n The property is a small boutique hotel in the Blue Mountains, under two hours from Sydney. Gardens, a restaurant locals book without being asked to, a bar, several function spaces, and guests who come back and write about the staff by name. It punches well above its size.
\n This is the job of taking it where it should be sitting commercially, and the owners are ready to hand it over.
Who this suits \n
Someone who reads a property the way you read a room.
\n The kind of general manager who, within a month, can tell the owners what midweek should be doing against what it is actually doing, where the rate is wrong on a Tuesday in August, what the functions calendar is worth once somebody really goes after it, and what every cost line is doing before deciding whether it earns its place.
\n You know your occupancy, your rate, your RevPAR, your F&B margins and your wage percentage without opening a file. You have grown a property and you can name the levers that did it.
What you'd own \n
The business plan and the P&L. Rooms, rate, mix and channel. Food and beverage. Functions and events across several spaces. Marketing and the guest experience that sits behind all of it.
\n There is also a full wellness centre going in, which is one of the biggest thing to happen here at the property. A new revenue line in its own right, a reason for guests to come midweek, and the basis for retreats, corporate stays and packages that have not been possible before. You would shape what it earns, how it is priced and how it is sold, then open it and run it.
\n Partnerships are part of the job too: travel and airline channels, city hotels sending guests up the mountain, corporate accounts and a repeat guest base with real room to grow.
\n You would also set the benchmarks for the team leads and hold them there.
Where this can go \n
The owners hold other properties and have more in planning. Over time, they are open to the right person taking a wider commercial view across all of it. That is not something anyone can promise on day one, but it is real, and it tends to happen on its own once someone proves they can do it.
\n It is also why we are just as interested in someone already running a small group who wants a better asset to do it with.
Who you'd be working with \n
Owners who are close to the business and intend to stay close to it. You will have real autonomy and you will make your own calls, and you will be in the room when the big decisions are made. You will also work alongside an existing operations lead and a brand programme already under way.
