An established real estate group on the Gold Coast is seeking an experienced SeniorProperty Management Professional to lead its growing department.

This opportunity will suit an existing Head of Department or Director of Property Management, or an accomplished Team Leader ready to take the next step.

Combining people leadership with operational oversight, you will set the direction for the department, strengthen service delivery and build a team that delivers consistent results for landlords and tenants.

The role

• Lead, coach and develop the property management team, setting clear expectations and accountability.


• Oversee day-to-day department operations, workloads and service standards.


• Monitor department performance, reporting and KPIs, identifying opportunities for improvement.


• Strengthen systems and processes to improve efficiency and the client experience.


• Oversee compliance with Queensland tenancy legislation and agency procedures.


• Support landlord retention and rent roll growth through strong relationships and collaboration with the wider business.


• Manage escalated matters and provide practical guidance on complex property management issues.


• Lead recruitment, onboarding and ongoing team development.

About you

• Proven experience in property management leadership as a Director, Head of Department or Team Leader.


• Strong knowledge of Queensland tenancy legislation and compliance requirements.


• A confident people leader who can coach, motivate and hold a team accountable.


• Commercial awareness and an understanding of department performance and rent roll retention.


• Excellent communication skills and the ability to manage challenging conversations professionally.


• An organised, proactive approach with a focus on practical improvements.


• A current Queensland real estate registration or licence.
