iBuyNew is a national business that assists buyers of new and off-the-plan property, through every step of the journey, from search to settlement. We work with a select panel of builders, developers and project marketers, resulting in the ability to present independent and unbiased property investment options to our clients, based on their specific objectives.

We have very significant investor enquiry through our platforms on a daily basis, with a thirst for property investment. Through the establishment of a small number of unique partnerships we have a range of compelling investment solutions for a wide range of investors and budgets.

Position Description :

As an Investment Specialist, you will sell our stock exclusively to investors. You will be responsible for managing leads and making sales of off-the-plan properties to meet the clients' investment objectives. You will be capable of selling investment options including regular apartments, H&L Packages, Co-Living or Dual Occupancy Homes, and NDIS Housing Investments, with a deep understanding of the key National growth corridors.

You will manage leads from a number of lead sources including enquiries from our own website, key partner websites, referrals from our network of channel partners, and from our own direct to consumer marketing initiatives. You are expected to manage clients from initial enquiry to unconditional contract, supported by our Sales Support & Client Liaison Officer team.

Key Accountabilities :

  • Service clients that are referred or enquire directly, educating them on off-the-plan property investment, and the benefits of investing in such assets versus alternatives.
  • Manage and nurture referrals through the sales track in order to make new property investment sales and drive revenue growth for the iBuyNew business (and earn good commissions for your effort).
  • Understand available stock and our key recommended developments and solutions, leveraging your deep knowledge of the specific investment solutions and our supporting research to make sales.
  • Where an investor already has land, solicit the relevant information on the land and then liaise with our preferred partners to have a small number of suitable build options quoted and presented.
  • Where required, prepare PIA's and present these in a simple but compelling way to investor clients to ensure the investment economics are clear and well understood by our clients.
  • Maintain systems (in particular our Salesforce CRM) and communications with clients and referral partners as they progress through the sales process, at all times seeking the best investment outcome for our clients.
  • Follow the iBuyNew Contact Procedure and Opportunity Management policy, our sales process, and other procedural requirements and standards in managing clients and sales of properties.
  • Prepare and complete contracts accurately and in a timely manner, liaising with our Sales & Contracts Administrator and Client Liaison team where required (their roles are there to assist you).
  • Monitor the market, competitors, trends and opportunities, providing feedback to our Sales Director and the marketing team (and other management when necessary) on potential changes and new investment solutions needed to optimise lead generation, enquiry and sales performance.
  • Display a professional and positive attitude, maintaining a high level of ethical standards and upholding our company values (independence, fairness and integrity, customer first).
  • Display a positive and proactive attitude as a member of the iBuyNew team, passing on your experience and knowledge where possible, to fast track the growth of less experienced iBuyNew property consultants and ensure great culture and engagement is maintained.

Job Requirements :

  • At least 5 years experience selling Off-The-Plan investment properties with a strong understanding of the Investment Sales market (including exposure to OTP apartments and town homes is preferred).
  • As a minimum, hold a Real Estate Agents Representative Certificate (or equivalent).
  • Strong financial and property (house and land) selling skills, with clear written and verbal communication skills.
  • A deep understanding of property investment fundamentals and investment selling experience, working with investment advisors such as accountants, financial planners or mortgage brokers.
  • Strong analytical mind and an ability to listen carefully to clients and probe as required to truly understand the client's financial situation and investment objectives.
  • Experienced in customer service and lead management, with an appreciation of what it takes to deliver professional service to clients.
